At 5,967 €/m², the Marbella square metre now exceeds both the Balearic average and Palma. Record traffic at Málaga airport and a luxury hotel pipeline above one billion euros confirm the shift this autumn — while the regulatory calendar has moved to 12 November.
For years the comparison between the Costa del Sol and the Balearics came down to a stable hierarchy: the islands more expensive, the coast more accessible. The September 2026 figures break that order. Marbella now stands above both the Balearic average and Palma, at the very moment when Málaga airport is posting a record shoulder season and luxury hotel investment is accelerating in the municipality.
The Marbella square metre moves ahead of the islands
The Balearics remain Spain's most expensive region at 5,593 €/m², but with the country's most moderate annual increase (+4.1%); Palma stands at 5,513 €/m². At 5,967 €/m², Marbella sits 6.7% above the Balearic average and 8.2% above Palma. The market is therefore willing to pay island-level prices on the Costa del Sol without the constraints of an island: year-round access by road and air, an international airport some forty minutes away via the AP-7, and greater depth of supply. Where Mallorca and Ibiza concentrate their activity into a few months, the Costa del Sol operates twelve months a year.
A record shoulder season at Málaga airport
Málaga-Costa del Sol airport handled 2,805,764 passengers in September 2026 (+6.8% year on year), while the Spanish Aena network grew 4.2%: 2.6 points better than the national average, in a shoulder-season month — precisely where the lengthening of the season can be measured.
Luxury hospitality confirms the move
Hospitality is following the same path. Figures presented by the municipality at the Debate sobre el Estado de la Ciudad show, for July 2026, an average daily rate of €416.22 (+22.2%) and revenue per available room of €339.42 (+26.3%). The mechanism is worth understanding: when RevPAR rises durably, hotel asset values rise, projects move forward and the surrounding service environment changes. The Waldorf Astoria project — €175 million and 120 rooms around Marbella Golf — was admitted for processing on 22 September 2026 by the Junta de Gobierno Local, together with a declaration of municipal interest: an administrative step, not a building permit. With the Four Seasons project and the refurbishment of the Incosol, the announced hotel pipeline exceeds one billion euros.
A prime market rising without overheating
This shift does not come from a surge. Marbella gained 3.2% over one year to reach 5,967 €/m², while the Spanish second-hand market as a whole rose 11.8% to 2,930 €/m² and the province of Málaga stood at 4,317 €/m². The coast is therefore rising more slowly than the country — Estepona, up 17.1%, remains the exception along the western corridor. What Marbella gains, it gains without a catch-up effect.
The difference comes down first to financing. The Spanish residential market is overwhelmingly bought on credit and therefore responds to the cost of money: the 12-month Euribor averaged 3.229% in October 2026, against a European Central Bank deposit facility rate of 2.50%, with the Governing Council meeting on 29 October. The Costa del Sol prime segment, by contrast, is largely bought with little or no leverage by international purchasers: it is barely sensitive to rates, but it also does not record the catch-up effects that drive cities with high mortgage intensity. For a buyer, the conclusion is not that Marbella is slowing, but that the gap between neighbouring municipalities is closing — which shifts the decision from choosing a town to choosing a location and a product.
The regulatory calendar has moved
One final point, and it has changed since last week: the vote on the housing decrees will not take place on 13 November, the opening day of the election campaign, but on 12 November before the Congress Standing Committee, the Cortes having been dissolved ahead of the general election of 29 November. The package published in the BOE in October 2026, including Real Decreto-ley 29/2026, provides for 10% VAT on short-term lettings (stays of under 30 days) from 1 December 2026 and allows municipalities to apply an IBI surcharge in stressed market areas. Without ratification, the VAT will not come into force. For an owner, the sensible course is to prepare for both scenarios: compliance will be required in every case.
What a foreign buyer or owner should check
- Obtain the NIE and open a Spanish bank account before signing.
- Request a recent nota simple from the Land Registry and the first occupation licence.
- Short-term letting: check registration in the tourist rental register and the community of owners' statutes, which may restrict the activity.
- Model the net return after tax: non-resident income tax, IBI, community charges and 10% VAT if the decree is ratified.
- When buying from a non-resident seller: anticipate the 3% retention on the price that the buyer pays to the Spanish Treasury.
This comparative reading is precisely the work carried out by VINSIX Real Estate Advisory: setting price levels, rates of increase and current projects side by side, municipality by municipality, in order to place a property within its own market rather than within an average. Backed by Groupe VINSIX S.A., present in Switzerland, France, Spain, the United Kingdom and Paraguay, it also draws on structured financing expertise when a transaction calls for it.
Key points
- Marbella reached 5,967 €/m², overtaking both the Balearic average (5,593 €/m²) and Palma (5,513 €/m²), while the Balearics posted the country's most moderate rise (+4.1%).
- Málaga airport handled 2,805,764 passengers in September (+6.8%), against +4.2% for the Aena network as a whole: the shoulder season is lengthening.
- The announced luxury hotel pipeline in Marbella exceeds one billion euros, with July RevPAR up 26.3%.
- The vote on the housing decrees is expected on 12 November, not the 13th; the 10% VAT due on 1 December depends on it.
